Lagos Afriland Tower fire incident

Chukwunonso Okafor, Head of Brand, Marketing and Corporate Communications at Afriland Properties, has addressed widespread misinformation about the Afriland Towers fire incident by providing 20 Frequently Asked Questions (FAQs).

Cause of the Fire
The fire originated in the inverter room in the basement of Afriland Towers. Although safety protocols were activated immediately, the thick black smoke and extreme heat quickly spread through the building.

Why Occupants Jumped from Windows
Okafor explained that the rapid spread of smoke compromised visibility and blocked access to evacuation routes. This forced some occupants to escape through windows under chaotic conditions.

Fire Alarm Concerns
The building is equipped with fire alarms and safety systems. While alarms were triggered, some occupants reported not hearing them. “This is under investigation,” he noted, adding that alarms are installed on all floors.

Timeline of Response
Contrary to reports that the fire started at 10:00 a.m., Okafor clarified it began at 1:20 p.m. On-site fire champions activated protocols, and first responders arrived within 20 minutes.

Evacuation Measures
Afriland Towers has documented safety procedures, regular fire drills, and standard evacuation plans. However, the thick smoke made escape extremely difficult.

Emergency Exits and Safety Features
The building has two emergency staircases and multiple exit points. It is also equipped with smoke extractors, fire reels, and extinguishers, all certified by federal and state fire services.

Fire Drills
Okafor stressed that fire drills are regularly conducted with oversight from fire services, and every floor has trained fire wardens.

UBA’s Initial Statement
He explained that UBA’s first statement was to avoid misdirecting emergency services, as early reports wrongly suggested the bank’s head office was on fire. “They later issued clarifications and expressed sympathy,” he said.

Casualties and Support
Sadly, 10 people lost their lives, including staff of United Capital Plc and the Federal Inland Revenue Service. “We extend our deepest condolences and are working with the affected organizations to support their families,” Okafor said. Most casualties were due to smoke inhalation.

Next Steps
Okafor assured that no staff would return to the building until it passes a comprehensive structural and regulatory review. Staff are receiving medical checks, counselling, and ongoing support.

He added that Afriland Towers is fully insured and that the company is conducting a thorough safety review of all facilities, working with independent fire experts and regulators to prevent future tragedies.
