Wike Gives Asokoro, Garki, Wuse, Maitama Property Defaulters Final 14 Days to Pay N5m Land Use Violation Fee

The Minister of the Federal Capital Territory (FCT), Nyesom Wike, has granted a final 14-day grace period to property owners in Asokoro, Maitama, Garki, and Wuse who violated the land use and purpose clause of their property titles.

According to a statement issued on Sunday by his Senior Special Assistant on Public Communications and Social Media, Lere Olayinka, the defaulters now have **14 days—effective from Tuesday, November 11, 2025—**to pay a ₦5 million violation fee and other applicable charges for land use change and conversion.

“Failure to comply within the stated 14 calendar days grace period will result in enforcement actions by the FCT Administration,” the statement warned.

The directive follows earlier public notices issued by the FCT Administration (FCTA) between September 8 and 10, 2025, announcing a reviewed land use and purpose policy for certain streets within the Federal Capital City (FCC). The initial 30-day compliance window expired a month ago, prompting the minister’s latest intervention.

“However, the Honourable Minister of the Federal Capital Territory (FCT), His Excellency, Barr. Nyesom Ezenwo Wike, CON, has magnanimously granted a final grace period of 14 calendar days from Tuesday, November 11, 2025, for all affected allottees or holders of properties along the said streets to comply with the terms and conditions of the approval for land use change or conversion,” the statement added.

The affected areas include:

  • Maitama District: Gana Street, Usuma Street
  • Asokoro District: Yakubu Gowon Crescent
  • Wuse II District: Aminu Kano Crescent, Adetokunbo Ademola Crescent
  • Garki II District: Ladoke Akintola Boulevard, Gimbiya Street, Onitsha Street
  • Garki I District: Ogbomosho Street, Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close, and Ilorin Street

Property owners who converted residential or commercial properties to other uses without official approval were found to have breached the terms of their Right of Occupancy.

The FCTA has directed affected allottees to visit the Department of Land Administration with their original title documents and valid identification to collect their letters of Conveyance of Approval for land use change and pay the applicable fees.

Under this policy, Wike has also approved the issuance of new title documents—including Statutory Rights of Occupancy and Certificates of Occupancy—reflecting the updated land use and granting a fresh 99-year term for compliant property owners.

However, the minister clarified that the exercise does not cover properties whose titles were revoked earlier for reasons such as non-development, non-payment of ground rent, or other violations.
